Hard Money for Repeat Investors: Experience Tiers, Credit Lines, Ground-Up and Choosing a Capital Partner

Once you've closed a few projects, hard money stops being a one-off and becomes a pipeline. The questions change from "can I get approved" to "what does my track record get me, and can my financing keep up with my deal flow."
What Your Track Record Buys
Most lenders tier borrowers by completed projects in the last 24–36 months. Moving up a tier can mean higher loan-to-cost, lower rates and points, larger loan sizes, and lighter documentation. Keep a clean schedule of completed deals: address, purchase, rehab, sale or refinance, and dates. Settlement statements prove it.
Scaling Beyond One Deal at a Time
- Investor lines or pre-approvals: some lenders approve a borrower for a total amount and then close each deal quickly against it.
- Blanket loans: one loan across several properties, with release prices on each sale. See the trade-offs in Portfolio Loans.
- Gap or second-position funding: some private lenders fund part of your equity behind a first lender, at higher cost and only where the first lender permits it.
Ground-Up Construction
Ground-up loans size on loan-to-cost and completed value, and they usually require permits or a clear path to them, a general contractor, a detailed budget and relevant experience. Expect lower leverage and a closer look at your team than on a fix-and-flip.
Choosing a Capital Partner
- Do they fund from their own capital or a reliable source, and how fast are draws?
- What are the extension, default and minimum-interest terms in the documents?
- Will they keep lending in a tighter market?
- Can they show comparable deals they've closed?
- How are they paid? With us, compensation comes from the capital provider when the loan funds, and we don't charge you a separate fee for arranging it. The lender's own points and fees are separate and shown on your term sheet.
