DSCR Loan Requirements: What You Need to Qualify in 2026

A DSCR loan qualifies the property, not you. Instead of tax returns, W-2s, and a debt-to-income ratio, the lender asks one question: does the rent cover the payment? For self-employed investors and anyone with a growing portfolio, that changes everything.

What Is DSCR?

DSCR stands for Debt-Service Coverage Ratio. It's the property's monthly rent divided by its monthly payment (principal, interest, taxes, insurance, and HOA). Rent of $3,300 against a $3,000 payment is a 1.10 DSCR. Above 1.0 means the property pays for itself.

DSCR Loan Requirements at a Glance

  • Minimum DSCR: typically 1.10–1.25. Some programs go lower with more money down and higher pricing.
  • Down payment: usually 20–25% on a purchase — up to 80% LTV on strong files.
  • Credit: credit still affects pricing and leverage; higher scores unlock better terms.
  • Reserves: expect to show several months of payments in the bank after closing.
  • Property type: 1–4 unit rentals and small multifamily. Larger buildings move to commercial multifamily loans.
  • Entity: most lenders allow — and many prefer — closing in an LLC.

Documents You'll Need

  • Purchase contract or current mortgage statement (refinance)
  • Lease agreements, or a market rent appraisal for vacant units
  • Bank statements showing down payment and reserves
  • Entity documents if closing in an LLC
  • Insurance quote for the property

What you won't need: personal tax returns, pay stubs, or a DTI calculation.

How to Improve Your DSCR Before You Apply

  • Put more down. A smaller loan means a smaller payment and a higher ratio.
  • Shop insurance. In California, insurance can swing DSCR more than the rate does.
  • Raise rent to market. Below-market leases drag the ratio down.
  • Ask about interest-only. Interest-only payments can lift DSCR on tight deals.

DSCR as the Exit From Hard Money
